Most home inspectors come from a real estate, engineering, or career-change background. Robert Wroblski came from 30+ years in residential construction. He framed homes, ran the trades, and finished them out before becoming a TREC-licensed inspector. That experience is what shapes every RTI inspection. He sees not just whether something is functional today but whether it was installed in a way that will hold up. He knows which builders cut corners, which materials age well in North Texas heat, and which kinds of repairs are actual solutions versus band-aids.
Every RTI inspection follows the Standards of Practice set by the Texas Real Estate Commission. We evaluate the major systems and components of the home in detail: structure, foundation, roof, electrical, plumbing, HVAC, and built-in appliances. The inspection covers what is visible and accessible. Anything that cannot be evaluated safely or non-destructively gets noted in the report with an explanation of why.
RTI serves home buyers and homeowners across Gunter, Anna, Melissa, McKinney, Van Alstyne, Sherman, and surrounding North Texas communities. Reports are delivered within 24 hours of the inspection, with photos and clear descriptions of every finding. Whether you are buying your first home, getting a new build inspected, or scheduling a warranty inspection before your builder's coverage expires, the inspection covers what matters and the report explains what you actually need to know.
From standard home inspections to specialized services for new construction and warranty periods, we cover the full range of inspections a North Texas homeowner needs.

I’m Robert Wroblski and I had 30 years or residential construction experience before becoming a TREC-licensed inspector. That hands-on background means he sees things on inspections that career inspectors often miss and he can explain why something matters in plain language, not just flag it on a checklist.
Every RTI inspection follows the TREC Standards of Practice and covers the full property: foundation, roof, electrical, plumbing, HVAC, and built-in appliances. You get a detailed report with photos and clear explanations, within 24 hours of the inspection. If you can attend, Robert will walk through the home with you and answer questions on the spot.
Whether you’re buying your first home in Gunter, getting a new build inspected in Anna, or scheduling an 11-month warranty check in Melissa, the goal is the same: give you what you need to make a confident decision.

You’re welcome to walk through the home with Robert during the inspection, and most clients who can make it find the experience genuinely useful. He’ll point things out as he goes and answer questions on the spot. If your schedule doesn’t allow it, that’s fine too. The findings are documented either way.
Within 24 hours of the inspection, you’ll receive a complete Spectora report covering every system in the home, with photos and clear descriptions for each issue we identified. Major concerns are flagged separately from items that fall under routine maintenance, so it’s easy to see what needs attention now and what to plan for over time.
The report becomes the basis for the conversation with your agent and, when relevant, the seller. If anything in it is unclear once you’ve had a chance to review, call or text. Robert will walk you through it.
