Because so much of Melissa’s housing stock is recent construction, the inspection patterns here are different from older Texas towns. The issues are less about deferred maintenance and aging systems, and more about workmanship quality and how well a young home was put together. After 30 years building homes and inspecting them across Collin County, here is what comes up most often on Melissa properties.

Production Builder Workmanship Variation

Melissa’s new construction boom means crews have been building fast across multiple master-planned communities for years. Quality varies considerably even within the same builder, and even within the same neighborhood. Common findings include attic insulation that does not meet labeled R-value, HVAC systems that were never balanced after installation, electrical outlets that are reverse-wired or missing GFCI protection, and exterior grading that pushes water toward the foundation. None of this is unusual on a young home, but it needs to be identified before the warranty expires.

Foundation Performance on Engineered Slabs

The expansive clay soil under most of Melissa is the same soil that drives foundation movement across Collin County. Newer homes are built on engineered slabs designed for these conditions, but the slab is only as good as the site preparation and drainage. We look for early indicators of soil-driven movement: hairline cracks in brick mortar, doors that no longer latch square, separating trim, or signs of grading that direct water toward rather than away from the foundation.

If the original buyer did not get an 11-month warranty inspection done, you may have a window to identify issues that are still the builder’s responsibility to fix.
